Rent is 800 per month with 1.5 month's rent as deposit (1200). This does NOT include Council Tax or bills, which are the tenant's own responsibility. Council Tax is cheaper than in the centre of town and parking is free. Your deposit will be kept in a deposit scheme and released with agreement at the end of the tenancy.
Long-term tenants preferred but, as with new rules, 28 days notice can be given by either party at any time. If you are a happy, reliable, respectful tenant, you will be welcome to stay as long as you like.

I live around the corner (and have done for over six years). I do NOT come to your property unless asked or after giving 48 hours notice minimum. But, should you require anything, I am always ready to help.
This flat is very near Brunstane Station, bus routes, the cycle path into town (Innocent Railway), walking distance to Portobello Beach, Fort Kinnaird shops and cinema and ASDA Jewel, as well as a lovely walk to a National Trust for Scotland property and cafe in the summer. There is a health centre and dentist nearby.
